What You Can Build on Your Lot?

Recent housing policy updates across the Greater Toronto Area now allow gentle density on many residential lots. Depending on lot size and local zoning, homeowners may be eligible to build:
  • Duplex, triplex or fourplex
  • Detached garden suite
  • Laneway house
  • Basement secondary suite
  • Full rebuild with multiple units
Many properties across the Greater Toronto Area now allow gentle density under updated housing policies. The final scope depends on the specific zoning of your lot and municipal requirements. Typical multiplex projects range from 2500 sqft to 5000 sqft with construction timelines between 8 and 14 months, depending on scope and approvals.
Note: Eligibility depends on zoning, required setbacks, permitted lot coverage, height limits, servicing capacity and Ontario Building Code requirements.

Frequently Asked Questions

Can I build a fourplex on my property in the Greater Toronto Area?
Many municipalities now permit up to four residential units on eligible residential lots. Approval depends on zoning, lot size, setbacks, height limits, servicing capacity and compliance with the Ontario Building Code. A property review is required to confirm eligibility.
Are development charges waived for additional units?
In many cases, development charges are reduced or exempt for certain additional residential units, such as secondary suites. Policies vary by municipality and project type, so the exact amount depends on local by-laws and servicing requirements.
How long does multiplex approval take?
Permit timelines vary by city and project complexity. Zoning review, design coordination and permit processing can take several months before construction begins. Projects that require minor variances or additional approvals may take longer.
Do I need separate utilities for a garden suite?
Utility requirements depend on municipal servicing rules. Some projects require separate water, sewer or electrical connections, while others may allow shared services with upgrades. Capacity and access to municipal infrastructure must be reviewed early in the process.
Is demolition required for a rebuild project?
If the existing structure does not support the intended number of units or does not meet structural and code requirements, demolition is often necessary. In some cases, partial retention may be possible, depending on condition, design goals and zoning constraints.

Note: Permit timelines vary across Toronto, York Region and Durham Region depending on project complexity.
